Waterbridge Homesite Sales

Received literature from this corporation at my home in N.J. They are doing presentations at a lot of sites in N.J.,even offering flights and lodging in Myrtle to view their homesites.





Anyone of you locals know anything about them or has anyone else received their literature.They appear to be extremely agressive.I believe their property is in the Carolina Forest area.

Here is a link to FunBeaches site. Deals with re-location. Several of the locals have recently moved down there. At least two more are building right now with plans to move next year. As far as Waterbridge and Carolina Forest goes I have no idea. I%26#39;m sure somebody on this link can help.

I do know of one of the companies that do that on a regular basis...I think they are called Waterway Properties....I was actually working at one of the hotels where they housed their prospective buyers. It amazed me at the time (approx 5 years ago) that that many people would bite on flying down to MB to look at purchasing property along the ICW (intercoastal waterway)....at that time, hardly any home were being built in that area...hard to get to, and after all the locals called it the ditch! Funny how times have changed...now we call it ';the other waterfront';! Ha!





Anyway...seemed like they treated the clients well...everything was included...housing (4 diamond property), flight , some meals, transport to and from the building site...

Do you know a Sean Monticello? Had a phone conversation with him about 2 wife%26#39;s going down without husbands to see the property.For someone who was the first to initiate contact with us he was rather rude on the phone.Said things like ,';they better come down with buying power'; and ';if it rains they should be prepared to truck through the mud';.He would lead you to believe everything sells out in 1 day.I know for a fact about 30% of so called buyer back out shortly thereafter.

No, dont think I know him...not by name anyway. He may have been one of the sales guys there when the group checked in (which at that time they were flying charters to get folks down here to buy). I think they do a bit of high pressure sales tho%26#39;...just get a feeling that they do....I remember one of the staff there (at Waterway) saying that they werent giving away ';free'; vacations....





And...right now, its really becoming a buyers market. I would be careful if I was a sales person coming across rude to a potential ';sale';. That area (the Carolina Forest area) is really developing quickly, and there are a number of really nice communities there. But, new home sales have really slowed here (just like the rest of the nation) so I really dont see the need for the ';high pressure -- buy before you lose out'; type of attitude. That, for me, is a diffinate turn off.

Amen about it becoming a buyers market.This guy would like you to think if you dont buy on the spot you will lose the last chance to buy a lot fronting water.We all know there are quite a few lakes,ponds, rivers,marshes and inlets waiting to be developed.I will go to their intro in N.J. at a location near me out of curiosity and to meet the rude dude.

Do you knowof a phone# to check and see if there have been any complaints against land development corporations and their sales practices in the past?

I would check with the local Better Business bureau (843-661-0410) or the Myrtle Beach Chamber (843-626-7444).





I%26#39;m sure there may be some ';watchdog'; group out there, but not for sure of a number....you might also go to www.myrtlebeachonline and in the search area, place the name of that company....if there have been problems, it should surface there. Also, ask to talk to folks who have actually bought in the area...of course these will be people who are pleased with the product, but you may be able to dig a bit on your own.
